From planning to delivery: a full turnkey solution.
At Caerleon Road, Aelwyd Build has taken a supported residential scheme from planning through feasibility, value engineering and full design, and into delivery as main contractor. Combining refurbishment and new construction, the project will provide six supported apartments, including one adapted apartment.
Our involvement brings the commercial, technical and construction requirements together under one in-house management team. For the client, this means a single point of responsibility across the development process, with continuity from the early decisions through to delivery on site.
Feasibility and value engineering
We developed the scheme beyond planning by reviewing its feasibility, testing costs and assessing how it could be built. Value engineering formed part of this process, aligning the design, specification and construction approach with the project budget and the intended use of the accommodation.
Full design and technical coordination
Aelwyd has managed the full design process, bringing the building design, technical requirements and construction planning together. Our scope includes mechanical and electrical (M&E) design and the Standard Assessment Procedure (SAP) energy assessments, coordinating building services and energy performance with the wider scheme.
Planning, drainage approvals and utilities
Our remit covers the management and discharge of all planning conditions, securing SuDS Approval Body (SAB) approval for sustainable drainage, and managing the discharge of SAB conditions. We also manage all utility connections, coordinating the requirements of the service providers with the design and delivery programme.
In-house management through to delivery
With Aelwyd acting as main contractor, the same team carries the scheme into construction. Our full turnkey service brings feasibility, commercial management, design coordination, approvals and site delivery under one roof, giving the client a consistent point of contact throughout.

Bringing the professional team and main contractor together under one Aelwyd appointment creates a simpler, more cost-efficient route to delivery. We have demonstrated significant, market-tested savings and efficiencies for clients compared with procuring professional services and construction through multiple separate appointments.
This integrated approach helps reduce duplicated management and coordination, brings design and cost decisions together, and gives the client one team accountable for progressing the scheme from feasibility into construction.
